Project Overview

With a timeless design, high-end finishes, a large internal size of 135sqm each and external size of 48sqm, The Nines encompasses modern living without compromising on space. Subtle heritage influences are contrasted with modern wide curves, smart design and natural timber. Vibrantly joyful in design with a social spirit of sophistication and culture, ‘The Nines’ combine a modern fish scale design with intricate heritage detailing including stained-glass-inspired windows all blend to create a beautiful federation-style feel, while modernity shines through with wide curves, smart design and natural timber colours." The attraction is easily explained by its unique design and intricate style.

All ‘The Nines’ are designed to provide perfect living for all generations. Design that lasts through generations and architecture that uses space to create a supportive ‘Spatial frame’ for life, people and community. Functionally, we sought to design a set of fluid spaces, that would be easy to perceive, but unique and adaptable to its habitational purpose. A+ Design Group's philosophy and sensitive approach are to design spaces for people with local-inspired aesthetics that enhance a sense of belonging and community. Project Brief

Positioned strategically in the heart of Naremburn to provide location convenience, The Nines has been designed for a multi-generational legacy to enhance a sense of belonging and exclusive community. Bright, seamless and intuitive – ‘The Nines’ is designed for today, with tomorrow in mind. This proposal sets out to create new residences that nod subtly to the historic character of Naremburn, while radically reimagining a traditional barn typology as an elegant, innovative home. The residential modules are arranged to create continuity from one module to the next following a harmonious rhythm. 'The Nines' townhouses explore tranquillity, providing the perfect spacious oasis with environmental considerations. The development comprises of nine 3-story luxury townhouses that offer a contrast of intelligent design and smart spaces. The spacious townhouses span across three levels with two and three bedroom configurations and sweeping views from most residences. Perhaps this design approach, which takes smallness not as a minus but as a plus in terms of cosiness and comfort, will be even more sought after in the post-Covid 19 era.

Project Innovation/Need

The Nines is inspired by the heritage character of the local area; designed purposefully set out to make a home cluster that enables privacy, individuality, and to provide space for community and much valued neighbourly behaviour. A reinterpretation of the Federation aesthetics, intricate heritage style detailing, stained-glass-inspired windows add a beautiful charm and feel to ‘The Nines’, while modernity shines through with the wide curves, smart design and bountiful natural.
Each residence has its own unique entry, comprising three bedrooms with two bathrooms, a balcony, lush private gardens, and basement parking for two cars. Five of the nine residences are equipped with individual private lifts and stair access to townhouses from the basement and secure garages.

At The Nines, we intent to create architecture that reinforces a sense of synergy and magic moments, that embrace a holistic sense of ownership; feeling being part of a community, a happy place where they belong. ‘The Nines’ draws out inspiration from the local setting however, the development is a prominent contemporary volume with a clever composition of nine three-storey townhouses that are unified by a palette of materials inspired by the natural leafy environment of the locality. Also noted are the modern re-interpretation of the richly detailed Federation architecture found in neighbouring streets.

Design Challenge

The greatest challenge of the project development, was guiding the intent of respecting the local context of the site, reconciling it with the intervention we were to carry out. In consequence, the first gesture was to identify and recover the cultural context of Naremburn. Secondly, conditioned by the intent to respect the local setting, the insertion of the necessary functional program would have to be made in newly constructed volumes, releasing the heritage. A key design challenge was assimilating contradictory elements such as work/leisure, interior/exterior, and private/public in order to achieve that harmonious lifestyle within a limited space.

Sustainability

A+ ensures maximum solar light is captured in indoor spaces with ceiling to floor glass openings allowing for ample light throughout the day. In consequence, project uses Tesla Powerwall and energy-efficient technology. A+ Design Group uses sustainable materials in construction. Throughout the residence, material selection and corresponding colour palette follow a neutral, organic spectrum that is cool to the eyes. The ornate intricate details of the jaali sets it apart from the regular façade. This proposal incorporates durable and low-maintenance engineered woods that play off of the residence’s historic facade while reading as distinctly contemporary.




This award celebrates the design process and product of planning, designing and constructing form, space and ambience that reflect functional, technical, social, and aesthetic considerations. Consideration given for material selection, technology, light and shadow.
