Project Overview

Lane Cove Central is an idea that brings new life to the neighbourhood. We position the project as a modern supermarket with traditional market commercial spaces. It creates a series of free spaces close to human scale, to perfectly reflect the unique ambience of the “Market” and attract pedestrians. There is a wide range of fine-grain heritage articulation in the Lane Cove Village building facades. A+ has taken this language as an inspiration to propose a facade and its detailing to create a moderate scale. Designed based on the concept of “Market”, a series of space close to human scale are created to attract and gather pedestrians providing a unique shopping experience. The broader idea is to facilitate an experience of a nice spatial scale and commercial atmosphere rambling. The overlap of Harris Farm emphasizes supporting local farmers with a sustainability mission. The proposed development by A+ plays a vital role to function as a connector and entry point into the village. The main entrance to the supermarket is articulated with a higher entry point to draw attention and give the long street frontage a unique character. The large awning provides for shelter and a sense of scale to the public domain. Fine-grain facades have been “wrapped" around the envelope to emphasize the local character.

Project Brief

Sun Property Group and A+ share council's vision to create Lane Cove as a connected, inclusive, and sustainable community. The redevelopment of existing retail into a dynamic supermart would revitalise the area incorporating the existing fabric of the region. The broader idea is to create a dynamic shopping experience for the user in integration with the existing retail strip continuing Burns Bay Road. The site's locale and its need for healthcare facilities create opportunity to incorporate a medical centre as part of the retail complex. In consideration, the upcoming project will contribute to the revitalisation of the precinct, facilitating a diverse range of retail, commercial and medical centres as part of the retail setting. Longueville Road maintains its role as the main street of the centre with a slow speed traffic environment that prioritizes pedestrians. The fine grain and continuous pattern of subdivisions and buildings reinforce the street boundaries. A+ takes up the opportunity to create a built form that sits harmoniously within the existing contextual environment to enhance the streetscape. The idea respects the human scale and the village-like retail character.

Project Innovation/Need

Lane Cove Central is an adaptive reuse of existing building. Our aim is to retain the village character and landscaping of the centre with a moderate scale of development. With the typical two storey developments in the area, we maintain taking the local character that create a village feeling. By proposing a continuous pattern of subdivision, Lane Cove Central reinforces the street boundaries.
The inner parts of Lane Cove have swathes of “Heritage conservation areas” full of old and weathered, but not particularly notable, architectural fabric. The collection of ornate façade aligns together to form a beautiful poetic setting in the heart of Lane Cove village. The site has a wide range of fine-grain heritage articulation which has been key source of inspiration to bring out the location’s unique heritage character. The existing monolithic façade requires altering to recreate a vibrant and active street frontage. This proposal extends the shop frontage forward to establish a continuous retail strip.
Lane Cove Central design blends the wider local character with essential sustainability retail mission. This design proposal incorporates a diverse variety of functions selected to complement the surrounding local needs. No architectural effort has been spared in realizing the building to the most exacting standard.

Design Challenge

The key challenge was to fit and arrange the client’s schedule of areas with efficiency and capture development value. The existing site is one of the larger footprints in the vicinity and is not in alignment with the ‘Lane Cove Development Control Plan 2016’. Thus, the design maximizes the potential of moderate scale development. The existing street frontage has a large setback from Burns Bay Road creating a disconnection from the public domain. The intent to create a holistic shopping experience whilst serving the needs of the community along with easy access was a central idea. Lane Cove has a great personality on an urban design level however, it is a disconnected neighbourhood with limited connection throughout the Lane Cove Village.

Sustainability

A+ Design Group always starts with an interest to create a healthy place. We work together with an ambition to achieve a site-specific balance of best sustainable practice. In this robust work of adaptive reuse, we work to transform an ensemble of former monolithic built forms into a dynamic public building. ‘Lane Cove Central’ focuses on self-sufficiency in terms of energy requirements. The design introduces a central shared community landscape space and focuses to enhance ecology. Furthermore, this design uses eco-friendly materials and recycled content to result in carbon savings and estimated economic savings. The existing structural columns of the building (at the street frontage) and the existing parking entry and exit are retained to reduce carbon footprint. The design revolves around creating a minimal loss to the existing development. This project encourages visitors to use public transport and prioritise car-sharing policies with retail incentives. The central idea is to encourage positive behaviour change and build a sustainable community. The project is the result of a plan to create a sustainable redevelopment vision for the outdated building complex.




This award celebrates the design process and product of planning, designing and constructing form, space and ambience that reflect functional, technical, social, and aesthetic considerations. Consideration given for material selection, technology, light and shadow. The project can be a concept, tender or personal project, i.e. proposed space.
